If your clients are purchasing or selling a home built before 2010 there is a potential that the air conditioning system utilizes R-22 refrigerant to cool the home. R-22 is being phased out in the United States. Importation of R-22 will cease by law in the year 2020. The effects of the R-22 phase out are already being felt though as repair and maintenance cost on an R-22 unit can range from 3-5 times that of a unit utilizing the newer R-410a refrigerant. Some HVAC contractors are informing homeowners and buyers about R-22 in attempts to sell new units so make sure your clients choose a reputable and ethical contractor. Some R-22 units are an exception, and can be recharged with a R-22 replacement refrigerants that meet the EPAs new standards. Morrow Inspection Services educates all clients that a home with a R-22 unit may have a higher cost of ownership the unit may still be serviceable and working for year to come.
